Overview

Coast & Country Property Group is a local real estate agency servicing the Central Coast, Newcastle and the Hunter Region. The engagement spanned every communication channel — a hand-coded website, multiple property sale brochures, an auction campaign with printed paddle leaflets, a Mailchimp email marketing setup with custom-branded templates, and a Facebook page launch. Every word across every piece was written from scratch.

The Brief

The logo and colour direction were already established when I came on board — the brief was to build everything else. A website that positioned Coast & Country as a credible, approachable agency for both landlords and buyers across the region. Printed collateral for active property listings, designed to generate genuine buyer interest rather than just hold information. Auction materials for an upcoming campaign with a live sale date. An email marketing channel through Mailchimp, with a custom HTML template that looked as considered as the print work. And a Facebook presence set up from the ground up, with all copy and assets in place before the first post. The common thread: all written content — every service description, every property write-up, every subject line — was created by me.

The Challenge

Real estate is one of the most content-heavy categories to work in. Every property listing needs writing that is distinct enough to stand on its own while feeling consistent with the agency's voice. The same applies across formats — the language that works in a brochure reads differently in an email subject line, and differently again on a paddle leaflet in someone's hand at an auction. Getting the tone right across five different formats, for an audience that spans first-home buyers, investors, and landlords, without any of it feeling generic — that was the central challenge.

The auction had an additional pressure: a hard deadline and materials that needed to move people from interested to committed in the room on the day. And for the email campaign, custom HTML templates have to work across dozens of email clients — Mailchimp's builder helps, but a properly branded template means accounting for Outlook's rendering quirks at the same time as modern mobile clients.

The Approach

The website was built from scratch in PHP, HTML, CSS, and JavaScript — no CMS, no theme. The page structure follows a buyer-journey logic rather than service-category logic: visitors encounter the problem being solved before they encounter the service that solves it. The four core offerings (property management, residential sales, leasing, and off-the-plan packages) are each framed around what the client wants to achieve, not just what Coast & Country does. The site is fully mobile-responsive and structured for SEO from the first line of code.

For the property brochures, every listing got its own written voice — coastal lifestyle properties needed warmth and aspiration, land packages needed clarity on inclusions and timelines, rural properties needed a different register entirely. Across all of them, the design applied the agency's colour system and logo consistently so each piece felt like it came from the same house, regardless of the property type.

The auction materials — particularly the paddle leaflet — were kept deliberately constrained. One page, key facts only, formatted to work in someone's hand in a noisy room. The Mailchimp setup involved configuring the account, building a custom-coded HTML email template that matched the print brand, and writing the first campaign content. The Facebook page was set up with cover art, about copy, and service descriptions, ready to publish.

The Outcome

The website launched at coastcountry.au and the agency went to market with a complete, consistent set of materials across every channel. The auction campaign delivered the result that matters most: one property sold on the spot on the day, with the bidders in the room engaged throughout. Email marketing is active through Mailchimp with a branded template that reflects the quality of the print work. The Facebook page is live and publishing. Coast & Country now has a professional presence across every touchpoint their clients encounter.

Sale Brochures

Multiple listings — each with its own written voice

Property brochures are the first physical thing a serious buyer takes away from an inspection. Each listing got its own written approach — coastal lifestyle properties led with aspiration and the surrounding environment, land packages led with clarity on inclusions, timelines, and what the buyer walks away with, and rural or residential properties were framed around the lifestyle shift they enabled. The writing came first: once the angle for each property was clear, the layout followed. The Coast & Country colour system and logo were applied consistently across all brochures so every piece read as coming from the same agency, regardless of the property type on the front cover.

Paddle leaflets that held bidders' attention on the day

The auction paddle leaflet is one of the most functionally constrained pieces of print design there is. It needs to communicate the essential facts — property address, key specifications, what the buyer is bidding on — in a format that works in someone's hand in a crowded, noisy room where decisions are being made in real time. The approach was deliberate simplicity: one page, nothing that doesn't earn its presence, key facts arranged in the order a bidder needs them. The result was materials that kept the room engaged throughout the campaign. One property sold on the spot on the day — the kind of outcome that validates every design decision made in a piece like this.

Marketing Campaign

A custom-coded template built to look as good as the print work

Setting up an effective email marketing channel involves more than a Mailchimp account. The Coast & Country email template was custom-coded in HTML to match the agency's print brand — the same colour palette, the same logo treatment, the same typographic logic. HTML email is its own technical discipline: the template had to render correctly across Outlook, Apple Mail, Gmail, and mobile clients simultaneously, which means writing CSS differently than you would for a website and testing across rendering environments that each interpret the same code differently.

The campaign content itself — subject lines, preview text, body copy, and calls to action — was written for the specific audience segments Coast & Country communicates with: current landlords, prospective vendor clients, and active buyers. Each segment needs a different tone and a different call to action.

Setup

A social presence built to reflect the brand from day one

Setting up a professional Facebook business page involves more than creating the account. The Coast & Country Facebook presence was configured with branded cover artwork sized and designed for the platform, an About section written to reflect the agency's positioning and service area, category and contact details set up correctly for real estate, and the first set of posts planned and written so the page had content momentum from the day it went live — rather than launching to an empty feed. All copy across the page was written to match the voice established on the website and in the print materials.

Reflection

The auction campaign taught me something about constraint that I've carried into every print project since. The paddle leaflet had to communicate everything a bidder needed — address, key specifications, the essential case for the property — in a format that works in one hand in a noisy, high-stakes room. There was no room to be thorough. The discipline was choosing what to leave out. That same principle — that the most useful design is often the most ruthlessly edited — applied to every other piece in this engagement: the email subject lines, the brochure headlines, the Facebook about copy. When you're writing and designing everything, you feel very directly when something is trying to do too much.
